INCOME PROPERTY CRITERIA:
Property Type: value add office & industrial; multi-tenant industrial & business parks, emphasis on incubator properties in the Western US.
Property Size: 50,000 to 500,000 square feet; portfolios will be considered
Tenants: prefer large number of tenants and that no single tenant control more than 20 percent of income stream
Property Condition: improvements should match the purpose built design of the building; overall office build-out should not exceed 35 percent of the total building area on incubator industrial product
Property Age: consider properties 1975 and younger
LAND CRITERIA:
Zoning: general plan conformance for the property type being pursued.
Property Size: 10-acre minimum
Property Condition: Birtcher is able to resolve zoning, wetland, or brownfield issues
Property Location: major markets of the Western United States.
